Evictions for Hire

Professional eviction handling for landlords. We manage the entire process — notices, court filings, hearings, and sheriff coordination — under Oregon law, with no separate attorney required.

Get It Done Right the First Time

When you need a tenant out, you need it done right. Mistakes in the eviction process — an improperly served notice, the wrong form, a missed deadline, a procedural slip in court — can void weeks of work and force you to start the entire process over. Meanwhile, the rent isn't coming in.

We handle the entire eviction process for self-managing landlords in Grants Pass and the Rogue Valley. From the first notice through the sheriff's lockout, we know Oregon landlord-tenant law inside and out and execute every step correctly — including representing you in court ourselves, so you don't pay separate attorney fees.

What's Included

Full eviction process management from start to finish.

Notices (72-Hour, 30-Day, etc.)

Drafting and properly serving the correct notice for your situation — whether it's a 72-hour for non-payment, 30/60/90-day no-cause termination, or 24-hour for outrageous conduct. Served and documented to Oregon law.

Court Filing (FED)

If the notice isn't cured, we prepare and file the Forcible Entry and Detainer paperwork with the local court, pay the filing fee on your behalf, and coordinate service on the tenant.

Court Hearing

We attend the FED hearing and represent you in court — no separate attorney required. We come prepared with the lease, ledger, notice documentation, and everything needed to make your case.

Sheriff Coordination & Lockout

Once the judgment is granted, we coordinate with the Josephine County sheriff to execute the writ of restitution and complete the physical lockout. The case closes; you get your property back.

How It Works

A clear, predictable process — even in a stressful situation.

Consultation

We meet, review your lease and rent ledger, talk through what's happened, and identify the right notice and approach for your specific situation.

Notice & Filing

We draft, serve, and document the proper notice. If the tenant doesn't cure or vacate, we prepare and file the FED paperwork with the court.

Court & Resolution

We attend the hearing and represent you. Once judgment is granted, we coordinate with the sheriff to complete the lockout and return possession of the property to you.

What to Expect

A few practical things to know before we get started.

What we'll need from you

  • A copy of the current lease or rental agreement
  • The rent ledger showing payment history
  • Any prior communication with the tenant (texts, emails, past notices)
  • Copies of any prior notices that may have been served
  • Authorization to act on your behalf for this matter

Costs you should know about

Beyond our service fee, evictions involve costs that are passed through directly to the landlord:

  • Court filing fees (set by the court)
  • Process server or service costs
  • Sheriff's writ and lockout fees

We'll walk you through the expected costs up front so there are no surprises.

Why Landlords Choose Us

Oregon Law Expertise

We know every notice form, deadline, and procedure required by Oregon's landlord-tenant statutes. No notice gets thrown out because we used the wrong form or missed a service requirement.

Court Included

We represent you at the FED hearing ourselves — no separate attorney fees on top of everything else. One team handles the whole process.

Local & Fast

Based in Grants Pass, we know the local courts and the Josephine County sheriff's office. We move quickly because every week of delay is rent you're not collecting.

Clear Communication

You always know exactly where the case stands, what's next, and what the timeline looks like — not radio silence between hearings.
